About Us

Half a Century of Escalation Experience Founders Bill Brownfield (CRE, CCIM) and Larry Mayerhofer (CPA) provide solutions for accurately billing office building expense escalations (each tenant's share of operating expenses). Since 1991, their products have been used by landlords to calculate escalation invoices for thousands of tenants, uniquely encompassing complexities found in individual leases that most accounting systems can't handle.

Bill Brownfield

Bill Brownfield (CRE, CCIM)

William H. Brownfield is a Counselor of Real Estate (CRE) and a Certified Commercial Investment Member (CCIM), and previously held the Certified Property Manager (CPM) designation. Bill has been responsible for management activities of more than 28 million square feet of office properties in markets across the United States.

Larry Mayerhofer

Larry Mayerhofer (CPA)

Lawrence M. Mayerhofer is a Certified Public Accountant with more than 30 years of real-estate accounting experience. Larry co-founded Brownfield & Mayerhofer in 1998. As Vice-President of Accounting for the nations largest REIT, he was responsible for the billing escalations for over 14,000 tenants annually.

Bill & Larry have also educated thousands of industry professionals on the subject during BOMA International meetings/webinars and corporate seminars. They believe that creating enduring relationships between office building owners and tenants is accomplished through education and a commitment to adhering to each lease's escalation language. Bill & Larry are co-authors of The Escalation Handbook for Office Buildings (3rd Ed. 2014) and ALPHA Office Escalations (AOE) software, which automates the processes outlined in the Handbook. These are the only products in the industry that use BOMA-approved methodology for invoicing office escalations.
